Hi there, Jacqueline Gore here, your Guru of real estate today, we're going to be touring the Regency Towers condos in Panama City Beach Florida.
We are located just off of Thomas drive on the East End of Panama, City Beach, the property that we're actually going to be viewing today is unit 1108.
It is a two bedroom.
Two full bath condo it's, 1144 square feet, give or take and it sleeps eight.
Guests.
Let's.
Go.
Take a look all right? We are here at unit 1108 at Regency.
Towers Regency Towers is a Resort located on Thomas Drive on the East End of Panama City Beach.
It is 14 stories in total, and it has a ton of amenities give you guys a quick Street Scene here that is the grand Lagoon that you see in the distance, which leads out to Saint, Andrews, Bay let's, go inside and take a peek to enter the unit.
You'll.
Notice it has been fully renovated.
They've done an excellent job here.
Actually, um.
The entire condo has this wood.
Look ceramic tile very Tastefully colored.
Then you have the kitchen here, granite countertops and a ceramic tile backsplash stainless steel appliances.
And the sink is tucked over here in the corner and then here's the refrigerator.
This is a really unique floor plan in this building it's got a very open concept.
The dining room is here in between the kitchen and the living room.
And then you are go front.
So you do have a gold front balcony.
And then to the right, you have the primary bedroom with the ensuite bath we'll go in there in just a second.
And then on this end of the hall, you have the secondary bedroom.
This unit is on a rental program.
They have it set up to sleep eight, uh, two of those sleeping positions would be the pull out sofa.
And then you've got two queen size beds in here in the hallway, you have a full bath with a tub shower combo.
They've done a really nice upgrade in here with the ceramic tile surrounds in the bathrooms.
Then you have this really unique raised Basin Bowl sink.
And then just at the end of the hallway here we have the laundry closet, stackable washer and dryer.
And they've got some little cleaning items, laundry basket head on into the primary.
You have an ensuite bath in the primary, and they did take this out, um, they actually took the tub out and made it a walk-in shower.
So that's, a really nice upgraded feature.
Again, you get that unique raised Bowl basin and then further into the bedroom.
This is a king-size bed with two nightstands.
And the one thing I really do like about this particular floor plan is the closet space.
So these closets they're, not walk in, but they're, really good size, and they do connect there's a wall in the middle, but they do connect.
So you've got ample clothes hanging space.
So this door has been replaced.
You can see it's a white frame.
These are high wind, hurricane, rated sliders.
And then you have plenty of, oh goodness, you have plenty of seating and a little table out here, gorgeous, Gulf views.
So the amenities here are expansive, um, you have multiple swimming pools.
Then you have a tiki bar foreign service down on the beach seasonally.
And they also do a lot of the like jet skis and parasailing and things like that.
They have a lot of those water sport activities out here, seasonally as well.
I'll.
Take you down to see the pool up close here in a second so I dimmed, my um camera down just a little bit.
So you can see this, um, it's, really neat.
The whole sidewall of this unit is mirrors.
So it gives you kind of a panoramic view of the golf.
So on the right that's, the actual door.
And then on the left that is the reflection, uh in the mirrors, brighten it back up.
So you can see there so I think that's a really cool feature of this particular unit itself all right we're going to go down and take a peek at the amenities all right I'm back down on the ground level and I, apologize it's, a little bit standing here, directly in front of the building.
Go take a peek at the amenities foreign ahead of me.
There is the lobby and guest registration desk.
We'll.
Go look in there in just a second, but first I want to go show you the fitness center and the Billiards room all right.
Directly ahead of me is the fitness center, I'm actually going to have to sneak in the back door, because it has a coated lock on the door.
So we're going to go down here.
We have vending machines, Billiards room.
I also have a little wet bar in here.
You have public restrooms.
And then this is the fitness center.
They've got a really good amount of equipment in here.
Plenty of cardio equipment, which overlooks the pool and the beach.
So that's, an appealing view while you're getting your workout on.
Then you also have cable machines and there's.
The women's restroom there men's is on the other side.
All right now.
We'll go see the lobby and directly across from the lobby.
Here is the elevator and next to that is the emergency stairwell.
Okay.
So here's, the guest registration desk for on-site management.
Then you have your mailboxes and just a little seating area down here in the lobby.
It's nice and cool in here.
All right now.
We're gonna go take a peek at the pool again, sorry, it's, very windy.
You all can here's one pool directly in front of us.
Then you have bikini, Bobs, Tiki, Hut, it's, not open right now.
But seasonally.
It is also a really cool like Spa, uh inside it's, kind of like a Roman Spa, the way they have it decorated, it's kind of cool.
It's right here.
Okay, as you can see, there's ample seating.
They've actually got tables here for the Tiki Bar.
So the beach here at Regency Towers is actually dated Beach it's for owners and guests.
Only they do have a coated gates with locks on them.
Now further down here on this balcony, there is additional lounge chair seating.
So if you wanted to be at the beach, but not actually have to get out into the sand.
You can come down here and still see the waves.
There is chair service during season, um I think I also mentioned that they do the water sports, the jet skis and the parasail and the banana boat and all of that.
And this is the golf spacing side of the building.
Now 1108 is roughly in that stack in the center of your screen right now, another really great feature of this property.
They have a lot of ramps.
So there is, uh, Ada, accessible, access to the beach foreign pools kiddie pool.
If you want to call it I think it's only a couple feet deep.
Then you have a good amount of Green Space right here with these really fun swings that are beach front then down here.
On this end, you have more picnic tables, cornhole the dog station and grills just overall a really nice property.
Hoa is fantastic here.
They've done a phenomenal job, keeping the financials on the up and up keeping the property maintained.
They did a huge renovation after Hurricane Michael.
So there's, a lot of a lot of new in this building sorry, I'm trying to not get children in the video foreign all right that does it for our tour of Regency Towers? Um, again, this was specifically for unit, 1108, two bedroom, two bath 1144 square feet, um sleeps, eight people and is on the local properties, uh, Rental, Management.
